The Turkish Statistical Institute (TUIK) announced the data construction costs in Turkey. Accordingly, the construction cost index increased by 4.41% in May 2021 compared to the previous month and by 39.56% compared to the same month of the previous year.

Compared to the previous month, the materials index rose 6.32%, while the labor index fell 0.03%. In addition, compared to the same month of the previous year, the material index in Turkey increased by 49.45%, and the Turkish labor index increased by 19.97.

Building Costs by Type of Property in Turkey

Construction costs can be calculated by providing average prices on building homes for construction costs per square meter and for all types of properties, as shown below.

The average square meter cost price for construction is 2.750 TL. The cost of land for an average built property of 120 square meters varies depending on the area. It starts approximately from 200.000 TL and can go up to 2.000.000 TL in small cities. The prices for land increase even more in big cities. The average cost for the design of a single-story detached house of 120 sqm ranges between 8.000 TL and 12.000 TL.

The garden construction prices range between 600 TL and 1200 TL per square meter on average depending on the area to be given for garden landscaping. We may estimate the cost to be 15.000 TL for a 20 square meter garden. When you add together the costs of construction elements such as a garden wall, landscaping, garage door, and entrance area, you get an average cost of 20.000 TL.

The construction costs vary depending on the type of property and the construction class. In Turkey, constructions are divided into five classes by their quality. Below you may find the minimum (simple class construction) and the maximum (luxury class construction) costs of different types of properties per sqm.

As for wooden construction, the cost of a wooden detached house varies based on the type of wood and the amount of wood utilized. It costs 371,26 TL per sqm on average, and 5.260,98 TL for first-class wood and extra costs.

Stone houses construction has become increasingly popular due to its low cost. On average, the cost of a stone detached house with a residence of 100 sqm and a land of 120 sqm is between 205,56-574,05 TL per sqm. Your cost will rise if you utilize wood, which is considered an extra cost in stone structures.
