Antalya Homes Rental Terms and Conditions

“Antalya Homes Construction & Real Estate” acts as the booking agent on behalf of the owners of all properties in our portfolio.

Payment terms:
Prices are per property per week. “100 € / per week” deposit will be taken to confirm your booking. Booking is valid when the deposit payment is done. You receive a confirmation mail of your booking when the deposit is paid. The rest amount will be paid in “cash” upon key delivery.

The maximum number of guests permitted per property is stated in the property description. If space allows extra guests will be accommodated at an additional charge of 60 € per person per week. If it is observed or noticed without any informing, “Antalya Homes” have the right to terminate the booking without any refund.

Keys and airport transfer:
On arrival day, the property will not be available until 14:00 o’clock unless previously agreed in writing by “Antalya Homes Construction & Real Estate” - this is due to preparation and cleaning of the property prior to your arrival. On departure day, the property must be vacated at 11:00 o’clock.

We advise you to book “our airport transfer service” which is cheaper than a taxi. Please inform us about your arrival and departure at least one week prior to the commencement of your holiday (flight number, time, etc ).

Cleaning:
Property cleaning and fresh laundry (not beach towels) will be provided on a weekly basis. Please bring your own beach towels. It will be provided with one set of linen and towels per person per week. If guests use more than the allocated amount, they will be charged extra laundry. If keys are lost there will be a replacement charge of 35 €.

Security Deposit:
At all properties, a refundable security deposit of € 350 will be required. This will be paid in cash upon key delivery. “Antalya Homes” reserves the right to deduct any related charges if items are broken; need to be replaced or if the property is left in an unreasonable condition; extra cleaning; laundry service is required; usage of electricity(0,15c/Kwa) and water(1,50 €/m3). Tenants are requested to replace all breakages before their departure. Non-compliance with this request will result in payments being deducted from monies held.

The tenant is responsible for the holiday property during the rental period. The tenant will be expected to look after the property, to leave it in a clean and tidy condition. All damages will be deemed to be the responsibility of the tenant. Deposits will be returned upon the tenants' departure unless deductions have been advised, in which case the balance (if any) will be refunded.

Tenant amendments:
Any alterations made to your booking may incur a charge of € 30.00 per amendment. Wherever possible we will accommodate your wishes. In the unlikely event of “Antalya Homes” having to make a major change to your booking, we will give the tenant the option of accepting the amendments, accepting an alternative property, or a cancellation of the holiday with a full refund.

Compensation will not be payable if we have to cancel the booking due to circumstances beyond our control or which come under the description of "force majeure".

Insurance:
“Antalya Homes” advise that all tenants obtain travel & personal insurance cover.

Photographs & Property Description:
All descriptions of properties are given in good faith, but these are, of course, only our opinions. The photographs taken are intended to give an overall impression of the property & its environment. “Antalya Homes” cannot be held responsible for any contents changes or aspects of the environment which could have changed since the photographs were taken.

Pets:
Pets are not allowed in the apartments or communal areas.

Smoking:
It is not allowed to smoke on the property. You may smoke only on the balcony or terrace.

Noise:
“Antalya Homes” cannot be held responsible for any noise or disturbances arising outside the property boundary. We will of course inform tenants of any disruptive noise or disturbance adjacent to your property

Liability of company:
“Antalya Homes” cannot be held personally responsible for any death, injury, accidents, breaking, or any other damage by whatever cause, unless it can be proven that it is due to the negligence of “Antalya Homes”.

We are specifically not responsible for events outside our control or if there has been no fault by “Antalya Homes”. We do not accept liability for any disappointment which the tenant may have due to unrealistic expectations regarding the rental property or its location. “Antalya Homes” can not be held personally responsible if you choose to abandon the rental property and make other arrangements. No refunds will be issued for the abandonment of rental property.

Parents are responsible for the safety of their children whilst staying at all properties managed by “Antalya Homes”. We cannot accept any liability due to parental negligence. “Antalya Homes” can not be held responsible for any cuts in the supply of public services to the property.

Law & Jurisdiction:
These terms & conditions of the contract and all matters arising from them are subject to Turkish law & to the jurisdiction of the Antalya Courts.

Security Deposit Guarantee:
I give “Antalya Homes” authority to hold the security deposit in the event that charges are incurred.

Declaration:
I have read and understood the booking conditions and accept them on behalf of all the members of the rental party. I confirm; I am a member of the party traveling and that I accept the prices quoted. I am over 18 years old.
